Is this really permanent residency — not just a visa?

Yes. Cyprus Permanent Residency is an indefinite right to live in Cyprus — not a renewable visa, and not a points system. It covers the main applicant, your spouse and dependent children, and it stays current as long as you visit Cyprus at least once every two years. No annual renewals, no day-counting.

How much of my own money do I actually need?

The qualifying property investment is €300,000 (approximately £257,000, plus VAT where applicable). But with financing of up to 60% available at a 3% fixed rate, the amount of your own capital required is around €120,000 — roughly £103,000. Staged payment plans spread that across the build timeline, so it isn't all needed on day one.

Where does that capital usually come from?

For most of our clients, it's equity released from a UK home, or savings. On your Intro Call we'll talk through your situation honestly and tell you whether this route genuinely fits — and if it doesn't, we'll say so and point you toward alternatives.

Do I have to move to Cyprus straight away?

No — most people don't. Buy now, retire later: your apartment can earn a developer-guaranteed 8% rental yield for the first two years on select projects while you finish working in the UK. To keep your residency current you simply visit once every two years. Most people visit far more often — because they can.

Is the 8% rental yield really guaranteed?

The guarantee is a contractual commitment made by the developer on select projects for the first two years — it's not a promise from us, and we'll show you the exact contract wording before you commit to anything. Beyond the guaranteed period, Paralimni and neighbouring Protaras enjoy strong holiday-let demand.

What happens to my UK state pension?

Your UK state pension can be paid to you in Cyprus, and under current UK–EU arrangements it continues to receive annual uprating. Tax on pensions can be gentler too — many qualifying residents elect a flat 5% on overseas pension income above a small allowance. What about healthcare?
